At a glance

A Venetian island inside Long Beach

Naples is a cluster of three man-made islands in Alamitos Bay on the east edge of Long Beach, laced with Venetian-style canals, arched footbridges, and Italian street names like Toledo, Ravenna, and Rivo Alto. Dredged out of tidal marshland beginning in 1905 and marketed as the 'Dreamland of Southern California,' it remains one of the city's most exclusive addresses. Homes range from 1920s Spanish and Mediterranean villas to fully rebuilt modern waterfronts, many with private docks on the canal or bay. Gondolas have plied the canals since 1982, and the beloved Christmas Boat Parade has lit them up every December since 1946. Second Street shops and the 2nd & PCH center are minutes away. If you're relocating from abroad or out of state, verify dock rights, HOA rules, and coastal/flood requirements address by address; they vary a lot here.

The Rivo Alto Canal and the bay frontage are the whole point of Naples.

The canals are what make Naples, Naples. The Rivo Alto Canal loops the main island with a public walkway the whole way around, about a mile, entirely flat, and one of the best evening walks in the city. Smaller canals and the open bay wrap the other islands, and many homes have private docks or direct water access at the back.

On the water you'll find paddleboards, kayaks, small electric boats, and the gondolas that have cruised these canals since 1982. For buyers, water frontage is the single biggest value driver here: a canal-front lot with a usable dock, or a bay-front home with a wide view, commands a large premium over an interior island home just a block away.

Because so much of the value is tied to the water, the details matter. Dock condition and permits, seawall and bulkhead maintenance, tidal access, and exactly what water rights convey with a home are all worth confirming carefully before you write an offer.

  • The Rivo Alto Canal loop is flat, public, and about a mile around
  • Canal- and bay-front homes with docks carry a significant premium
  • Confirm dock permits, seawall condition, and water rights per property
