1. Personal Information We Collect

We collect personal information that you provide to us when you fill out a form, use one of our tools, request information, contact us, call us, text us, email us, or otherwise interact with our website or services. This may include:

• Name, email address, and phone number (with country code)
• Property address, for example the address you type into our home valuation tool
• Message or inquiry details, and the topic you pick (buying, selling, renting, or a question)
• Your answers in our buyer quiz (home type, bedrooms, bathrooms, budget, and areas) and the homes the quiz showed you
• The numbers you enter into our mortgage calculator (price, down payment, rate, term, taxes, insurance, and HOA), if you ask us to email you the estimate
• Preferred locations, budget, timing, or real estate goals
• Saved searches and homes you ask us to watch
• Any other information you choose to provide

On some request forms in Explore (for example, tour and offer requests), if you enter your contact details and then close the form or leave the page without pressing the final button, we may still receive the details you entered so we can follow up on your request.

We also collect certain information automatically when you visit our website, including:

• IP address, browser type, device type, and operating system
• Your approximate location (city, region, and country) derived from your IP address
• Your precise device location, only if you tap a “use my location” button and allow it in your browser. We use it to show homes near you and do not store your coordinates.
• Pages viewed, listings viewed, time spent on pages, and the page you landed on
• Referring URLs and advertising parameters (such as the Google Click ID and UTM tags)
• Clicks on our phone, text, and email links, form starts and submissions, and when you copy a listing address or our phone number
• A random identifier stored in your browser (a device identifier) and a session identifier
• How you scroll, click, and move through our pages, which our analytics provider Microsoft Clarity uses to create session recordings and heatmaps (see Section 7)
• Cookie, local storage, and session storage information

We do not intentionally collect sensitive personal information such as Social Security numbers, passport numbers, government identification numbers, financial account information, medical information, biometric information, racial or ethnic origin, religious beliefs, political opinions, or similar sensitive data through our general website contact forms.

2. Explore Property Search and Listing Inquiries

Our Explore experience at https://theslavahouse.com/explore lets you search MLS listing data, view property details on a map and list, read neighborhood guides, and send us requests about specific listings, such as questions, sale or rental tour requests, offer strategy requests, and home valuation requests.

When you send a request in Explore, we may collect:

• Name, email address, and phone number
• Message or notes you choose to send
• Preferred tour date, tour time, or buying timeline, if provided
• Listing-related context such as property address, city, price, MLS number, listing URL, and transaction type (sale or rent)

When you browse Explore without sending a request, we automatically collect the usage and technical information described in Section 1 to operate the search experience, measure interest in listings, and understand how visitors use the site.

Connecting your visits with your inquiry. When you submit a form, sign up for emails, or open a link from one of our emails, we connect the device identifier stored in your browser with your contact record. Our team can then see the pages and listings that browser viewed on our websites, including visits before you contacted us. We use this to follow up on the homes you are interested in. Some of this information is stored in our database, and some is stored in your browser (see Section 7).

Listing photos, addresses, prices, and related fields displayed in Explore come from the California Regional MLS (CRMLS) through its data provider (Cotality, formerly Trestle) and from listing brokers. Some listing photos load directly from that provider's servers. That content is property and market information, not information we collect about you, unless you include it in a message you send us.

3. Listing Alerts and Other Emails

Saved search listing alerts.You can ask us to email you new listings that match a search, in Explore or through the “new listing alerts” form on our home page. When you create an alert, you give us your email address and we store the search you saved (such as location, price range, bedrooms, bathrooms, property type, and other filters) and how often you want to hear from us (for example, a daily digest, every two hours, or hourly). We email you when a matching home is newly listed, changes price, or comes back on the market. If you stop opening alert emails, we may send a check-in email and pause the alert.

We create an alert only when you submit an alert form. To document your request, we record the date and time, the page or form where you signed up, the version of our consent wording, your IP address, and your browser user agent.

Other emails you ask for. We also send:

• “Watch this home” updates: an email when a home you asked us to watch changes, at most one a day
• Rental availability reminders: a confirmation, an email when the rental becomes available, and then up to eight emails about similar rentals, about one every three days, unless you unsubscribe
• Your mortgage calculator estimate, sent once when you ask for it
• Follow-up emails about a tour or inquiry you sent us

Each of these sign-ups also creates a contact record in our customer relationship management (CRM) system, and our team may follow up with you personally about it. When you stop all listing alerts, our team is notified.

Email delivery and measurement. These emails are sent through Resend, our email delivery provider. We and Resend process delivery and engagement information, such as whether an email was sent, delivered, delayed, bounced, or reported as spam, and whether it was opened or a link was clicked. Links in our emails contain a code that identifies your subscription, so when you open them our website can recognize your browser (see Section 2). Some emails load a font from Google Fonts, which lets Google receive your IP address when the email is displayed. Open and click measurement is approximate: some email apps and providers (for example, Apple Mail Privacy Protection and the image proxies used by Gmail) pre-load images or mask activity.

Unsubscribing.Listing alert emails, “watch this home” updates, and rental reminders include a one-click unsubscribe link and standard list-unsubscribe headers, so your email app's own “Unsubscribe” button works too. You may also contact us at hello@theslavahouse.com to manage or delete your saved searches. When you unsubscribe, we keep a record of it so we do not email you again. Unsubscribing does not affect messages we send in response to an active inquiry, showing, or transaction.

4. Information From Third Parties

We may receive information about you from third-party sources, including:

• Google Ads and Google Analytics (for example, which ad brought you to our website)
• Microsoft Clarity and other website analytics providers
• Public property and MLS records
• Marketing or referral partners, if applicable
• Real estate service providers
• Website hosting, database, automation, mapping, email, and communication service providers

This information may help us respond to inquiries, understand your real estate needs, improve our services, measure advertising performance, and provide more relevant communications.

5. How We Use Your Information

We may use your personal information to:

• Respond to your inquiries
• Provide real estate services
• Contact you about buying, selling, leasing, home valuation, or related real estate matters
• Schedule consultations, showings, or follow-ups
• Send the emails you ask for, such as listing alerts and estimates
• Send administrative messages
• Send marketing or promotional communications, where permitted by law
• Connect your browsing on our websites with your inquiry, as described in Section 2
• Measure advertising performance and track website conversions
• Review session recordings and analytics to fix problems and improve our pages
• Monitor errors and keep the website working
• Organize inquiries in our CRM, including with the help of AI tools from service providers such as OpenAI that help us summarize inquiries and draft replies. We do not allow these providers to use your information to train their models.
• Maintain business records
• Prevent fraud, spam, misuse, or unauthorized activity
• Comply with legal, regulatory, professional, or brokerage obligations
• Protect our rights, property, privacy, safety, or the rights of others

6. Phone, Email, and SMS Communications

By submitting a form, calling us, texting us, or otherwise providing your contact information, you agree that The Slava House may contact you by phone, email, or text message regarding your real estate inquiry and related follow-up about the property, service, or question you asked about. Some forms ask you to tick a box agreeing to be contacted; others explain next to the button that sending the form means you agree to be contacted.

Our calls and text messages are made personally by our team. We do not send automated text messages or use automated dialing systems. Aside from the emails you sign up for (described in Section 3), we generally contact you only to respond to your inquiry and to communicate about the matter you raised. Where we send marketing or promotional messages, we do so only as permitted by law, and you may opt out at any time.

Message and data rates may apply. Message frequency may vary.

You may opt out of marketing or promotional communications at any time by contacting us directly at hello@theslavahouse.com or by telling us that you no longer wish to receive further messages. If you ask us not to contact you for marketing purposes, we will honor your request. We may still contact you for non-marketing reasons, such as responding to an active inquiry, servicing a transaction, fulfilling legal obligations, or maintaining business records.

No mobile information will be shared with third parties or affiliates for their own marketing or promotional purposes. Information may be shared with service providers or partners when necessary to support our services, respond to your request, or complete a real estate-related transaction.

7. Cookies, Local Storage, and Tracking Technologies

We use cookies, tags, local storage, session storage, and similar technologies to operate our website (including Explore), measure traffic and conversions, improve the experience, and understand how visitors use our pages. Some are set by us (first-party) and some by the service providers we use:

• Google Tag Manager, which loads Google Analytics and Google Ads conversion tracking on our main website pages
• Microsoft Clarity, which records how pages are used (mouse movements, clicks, scrolling, and the pages you visit) to create session recordings and heatmaps, on our main website and in Explore
• Cloudflare, which protects our website and measures its performance
• Mapbox, which provides our maps and the address suggestions in the home valuation tool (the address you type is sent to Mapbox to find matches) and collects map usage data
• Sentry, which reports errors so we can fix them
• Our own first-party analytics, described in Section 1

Our Google tags start in Google's “consent mode” with analytics and advertising storage turned off by default. In that mode Google receives measurement data without setting its analytics cookies, but Google Ads may still keep a click identifier (the _gcl_au cookie and a matching browser-storage entry) so we can tell which ad brought you to us.

We do not currently show a cookie banner or a cookie preference center. You can block or delete cookies and clear browser storage in your browser settings at any time, and you can ask us to stop or delete data by emailing hello@theslavahouse.com. If you disable certain cookies or storage, some features of the website or Explore may not work properly.

8. Advertising and Measurement

We currently use Google Ads to show advertisements, measure campaign performance, track conversions, and understand which advertisements may lead to website visits, Explore usage, calls, or form submissions. When you arrive from an ad or a tagged link, we also keep the Google Click ID and UTM tags with your visit and with any inquiry you send. Tagged links also include QR codes on our postcards. We use the same first-party visit and inquiry records to measure those mailings, including inquiries made on the same browser within 30 days of a visit.

Google and its partners may use cookies, tags, click identifiers, and similar technologies for advertising and measurement. This may be considered “sharing” under certain state privacy laws when used for cross-context behavioral advertising.

We do not sell personal information for money. However, certain advertising and measurement activities may be considered “sharing” under applicable privacy laws.

9. How We Share Personal Information

We may disclose personal information to the following categories of third parties when necessary to operate our website, provide services, respond to inquiries, or comply with legal obligations:

• Website hosting, database, network, and content delivery providers (for example Vercel, Neon, Cloudflare, and Bunny)
• Automation providers that route inquiries to our team (for example Make.com delivering leads to Telegram)
• Advertising and measurement providers, including Google (Google Ads, Google Analytics, and Google Tag Manager)
• Analytics and error monitoring providers (for example Microsoft Clarity and Sentry)
• Mapping and address search providers (for example Mapbox)
• Email delivery providers (for example Resend)
• Communication providers, including Gmail and Google Workspace, Telegram, Apple iMessage, and phone services
• AI service providers used inside our private CRM (for example OpenAI)
• The MLS data provider whose servers deliver some listing photos (Cotality)
• Virtual tour and video providers (for example Matterport, Kuula, or YouTube), only when you open a tour or video
• Real estate partners and service providers
• Brokerage, broker, or supervising real estate professionals
• Transaction coordinators
• Escrow, title, lender, inspection, insurance, legal, accounting, or other transaction-related professionals when needed
• Professional advisors, including attorneys, accountants, auditors, or insurers
• Government authorities, regulators, courts, or law enforcement when required by law

We may also disclose personal information in connection with a merger, business transfer, restructuring, financing, sale of assets, or similar business transaction.

10. Real Estate Partners and Service Providers

Because real estate services often require coordination with other professionals, we may disclose personal information to real estate partners and service providers when necessary to respond to your inquiry, provide requested services, evaluate a property, prepare a transaction, coordinate a showing, assist with financing, handle escrow or title matters, or otherwise support a real estate-related request.

This may include your agent, broker, brokerage, co-agent, transaction coordinator, lender, escrow officer, title company, inspector, appraiser, attorney, accountant, or other professionals involved in the requested service.

11. Data Retention

We keep personal information for as long as we reasonably need it for the purposes described in this Privacy Policy, including responding to inquiries, providing requested real estate services, maintaining business records, complying with legal obligations, resolving disputes, and enforcing agreements. California real estate rules require us to keep certain transaction records for at least three years.

Inquiry and contact records in our CRM, website analytics events, saved searches, and consent and unsubscribe records are not currently deleted automatically on a fixed schedule. When you unsubscribe, we mark your subscription as stopped and keep that record so we do not email you again. If you ask us to delete your information, we will do so, except where we must keep it to meet legal, brokerage, or record-keeping obligations.

Our service providers (for example Google, Microsoft Clarity, and Resend) keep the data they process according to their own retention settings.

12. Security

We use reasonable technical, administrative, and organizational safeguards designed to protect personal information. These include HTTPS encryption, limited and password-protected access to our admin tools, signed links in our emails, and trusted service providers.

However, no method of transmission over the Internet or electronic storage is completely secure. We cannot guarantee absolute security.

13. Children's Privacy

Our website and services are not intended for children under 18 years of age. We do not knowingly collect personal information from children under 18. If we learn that we have collected personal information from a child under 18, we will take reasonable steps to delete it.

14. Your Privacy Rights

Depending on where you live, you may have rights regarding your personal information, including the right to:

• Request access to personal information we maintain about you

• Inferences, only to the extent created from your inquiry, preferences, or website interactions for service or marketing purposes

We do not intentionally collect biometric information, student records, medical information, or other sensitive personal information through general website contact forms.

16. Do-Not-Track and Global Privacy Control

Some browsers offer “Do Not Track” signals. There is currently no uniform industry standard for responding to these signals, and we do not currently respond to Do Not Track browser signals.

We also do not currently respond to Global Privacy Control signals. To opt out of sharing, email us at hello@theslavahouse.com. If we implement technology that recognizes these signals in the future, we will update this Privacy Policy accordingly.

17. Third-Party Links and Content

Our website may contain links to third-party websites, social media platforms, listing platforms, mapping services, service providers, or other online services. Virtual tours and videos on listing pages open in players run by other companies (for example Matterport, Kuula, or YouTube) only when you open them, and those companies may set their own cookies. We are not responsible for the privacy practices, content, or security of third-party websites or services. Please review their privacy policies before providing personal information.

We may update this Privacy Policy from time to time. The updated version will be indicated by the “Last Updated” date at the top of this page. Your continued use of the website after updates means you acknowledge the revised Privacy Policy.
