This Privacy Policy describes how Viachaslau Ploshkin (Slava Ploshkin), operating under the brand name The Slava House (“The Slava House,” “we,” “us,” or “our”), collects, uses, discloses, and protects personal information when you visit https://theslavahouse.com (including our property search experience at https://theslavahouse.com/explore), submit a form, request a showing or tour, contact us, interact with our advertisements, or otherwise use our real estate services.
The Slava House is a real estate website and brand operated by Viachaslau Ploshkin (Slava Ploshkin), California DRE License No. 02323623, in association with Hayden & Bach Real Estate, through Joseph L. 1. Personal Information We Collect
We may collect personal information that you voluntarily provide to us when you fill out a form, request information, contact us, call us, text us, email us, or otherwise interact with our website or services.
This may include:
- Name
- Email address
- Phone number
- Property address
- Message or inquiry details
- Buying, selling, leasing, or valuation preferences
- Preferred locations, budget, timing, or real estate goals
- Any other information you choose to provide
We may also automatically collect certain information when you visit our website, including:
- IP address
- Browser type
- Device type
- Operating system
- Pages viewed
- Time spent on pages
- Referring URLs
- Approximate location based on IP address
- Ad clicks and conversion events
- Cookie, local storage, session storage, and tracking information
We do not intentionally collect sensitive personal information such as Social Security numbers, passport numbers, government identification numbers, financial account information, medical information, biometric information, racial or ethnic origin, religious beliefs, political opinions, or similar sensitive data through our general website contact forms.
2. Explore Property Search and Listing Inquiries
Our Explore experience at https://theslavahouse.com/explore lets you search MLS listing data, view property details on a map and list, save search context in your browser session, and submit inquiries about specific listings.
When you use Explore, we may collect information you provide through tour-request or contact forms, including:
- Name, email address, and phone number
- Message or notes you choose to send
- Preferred tour date, tour time, or buying timeline, if provided
- Listing-related context such as property address, city, price, MLS number, listing URL, and transaction type (sale or rent)
When you browse Explore without submitting a form, we may automatically collect usage and technical information to operate the search experience, measure interest in listings, and understand how visitors use the site. This may include pages viewed, listing views, button clicks (such as schedule tour or contact agent), search filters, approximate location if you choose to use map location features, browser and device information, referring URL, landing page, and advertising parameters (such as Google Click ID and UTM tags) when you arrive from an ad.
We may assign a first-party anonymous user identifier and session identifier in your browser to connect your visit with form submissions and site usage. Some of this information is stored in our database; some is stored locally in your browser (see Section 6).
Listing photos, addresses, prices, and related MLS fields displayed in Explore come from third-party MLS feeds and brokers. That content is property and market information, not information we collect about you, unless you include it in a message you send us.
3. Saved Search Listing Alerts and Email Notifications
Explore lets you subscribe to saved search listing alerts. When you create an alert, you give us your email address and choose how often you want to hear from us (for example, a daily digest or updates as they happen). We also store the search you saved — such as location, price range, bedrooms, bathrooms, property type, and other filters — so we can monitor the market and email you when a matching home is newly listed, changes price, or comes back on the market.
We create an alert only after you check the consent box confirming that you want to receive these emails. To document your consent, we record the consent text you agreed to, the date and time, the page or context where you subscribed, your IP address, and your browser user agent.
Listing alert emails are sent through Resend, our third-party email delivery provider. To operate, secure, and improve this service, we and Resend process delivery and engagement information — such as whether an email was sent, delivered, delayed, bounced, or reported as spam, and whether an email was opened or a link was clicked. Open and click measurement is approximate. Some email apps and providers (for example, Apple Mail Privacy Protection and image proxies used by Gmail and others) can pre-load images or mask activity, which may over- or under-count opens and can hide your true IP address or location.
Every listing alert email includes a one-click unsubscribe link and standard list-unsubscribe headers. You can unsubscribe at any time, and we will stop sending alert emails for that saved search. You may also contact us at [email protected] to manage or delete your saved searches. Unsubscribing from listing alerts does not affect messages we send in response to an active inquiry, showing, or transaction.
4. Information From Third Parties
We may receive information about you from third-party sources, including:
- Google Ads and Google advertising or measurement tools
- Google Analytics and similar website analytics providers
- Public property and MLS records
- Marketing or referral partners, if applicable
- Real estate service providers
- Website hosting, database, automation, mapping, email, and communication service providers
This information may help us respond to inquiries, understand your real estate needs, improve our services, measure advertising performance, and provide more relevant communications.
5. How We Use Your Information
We may use your personal information to:
- Respond to your inquiries
- Provide real estate services
- Contact you about buying, selling, leasing, home valuation, or related real estate matters
- Schedule consultations or follow-ups
- Send administrative messages
- Send marketing or promotional communications, where permitted by law
- Measure advertising performance
- Track website conversions
- Improve our website, advertising, and services
- Maintain business records
- Prevent fraud, misuse, or unauthorized activity
- Comply with legal, regulatory, professional, or brokerage obligations
- Protect our rights, property, privacy, safety, or the rights of others
6. Phone, Email, and SMS Communications
By submitting a form, calling us, texting us, or otherwise providing your contact information, you agree that The Slava House may contact you by phone, email, or text message regarding your real estate inquiry and related follow-up about the property, service, or question you asked about.
Aside from the saved search listing alerts you opt into (described in Section 3), we generally contact you only to respond to your inquiry and to communicate about the matter you raised. We do not send other unrelated promotional campaigns by default. Where we send marketing, promotional, or listing alert messages, we do so only as permitted by law, and you may opt out at any time.
Where a form offers an optional checkbox for occasional real estate updates or new listings by email or text, selecting it records a separate marketing opt-in. That consent is not a condition of receiving a response or real estate service. We record the opt-in status, date and time, form context, and consent-text version so we can document your choice.
Message and data rates may apply. Message frequency may vary.
You may opt out of marketing or promotional communications at any time by contacting us directly at [email protected] or by telling us that you no longer wish to receive further messages. If you ask us not to contact you for marketing purposes, we will honor your request. We may still contact you for non-marketing reasons, such as responding to an active inquiry, servicing a transaction, fulfilling legal obligations, or maintaining business records.
No mobile information will be shared with third parties or affiliates for their own marketing or promotional purposes. Information may be shared with service providers or partners when necessary to support our services, respond to your request, or complete a real estate-related transaction.
7. Cookies, Local Storage, and Tracking Technologies
We use cookies, pixels, tags, local storage, session storage, and similar technologies to operate our website (including Explore), remember preferences, measure traffic and conversions, improve user experience, and understand how visitors interact with our pages.
These technologies may be set by us (first-party) or by service providers we use to host, secure, analyze, advertise, or deliver our website, including:
- Google Ads and Google advertising or conversion measurement tools
- Google Analytics
- Google Tag Manager, if used
- Website hosting and infrastructure providers
- Mapping providers used in Explore
- Privacy and cookie management tools on our main website pages
- Other analytics, performance, or website service tools we use from time to time
We use website analytics tools, including Google Analytics and other internal and third-party analytics resources, to understand traffic, page performance, listing interest, form interactions, and general usage patterns. These tools may collect information such as IP address, device and browser information, pages viewed, clicks, scroll activity, session duration, and referring URLs.
Explore may store advertising attribution data (such as Google Click ID and UTM parameters), anonymous user identifiers, session identifiers, and short-lived browse context (such as which listing you were viewing) in your browser's local storage or session storage so the search experience works correctly across pages and form submissions.
Cookie choices across our website. Our Cookie Preference Center and cookie banner are presented on our main website pages. When you accept, reject, or customize cookies there, that choice applies to your use of our website as a whole, including when you continue to /explore, unless a specific tool requires a separate browser permission (for example, device location for map features).
You can usually control cookies through your browser settings and, where available, through our Cookie Preference Center. If you disable certain cookies or storage, some features of the website or Explore may not work properly.
For more detail about specific cookies and similar technologies, see our Cookie Policy.
8. Advertising and Measurement
We currently use Google Ads to show advertisements, measure campaign performance, track conversions, and understand which advertisements may lead to website visits, Explore usage, calls, or form submissions.
Google and its partners may use cookies, tags, click identifiers, and similar technologies for advertising and measurement. This may be considered “sharing” under certain state privacy laws when used for cross-context behavioral advertising.
We do not sell personal information for money. However, certain advertising and measurement activities may be considered “sharing” under applicable privacy laws.

We may also disclose personal information in connection with a merger, business transfer, restructuring, financing, sale of assets, or similar business transaction.
10. Real Estate Partners and Service Providers
Because real estate services often require coordination with other professionals, we may disclose personal information to real estate partners and service providers when necessary to respond to your inquiry, provide requested services, evaluate a property, prepare a transaction, coordinate a showing, assist with financing, handle escrow or title matters, or otherwise support a real estate-related request.
This may include your agent, broker, brokerage, co-agent, transaction coordinator, lender, escrow officer, title company, inspector, appraiser, attorney, accountant, or other professionals involved in the requested service.
11. Data Retention
We retain personal information only for as long as reasonably necessary to fulfill the purposes described in this Privacy Policy, including responding to inquiries, providing requested real estate services, maintaining business records, complying with legal obligations, resolving disputes, and enforcing agreements.
For general website inquiries, Explore tour or contact requests, and lead information, we typically retain personal information for up to 3 years unless a longer period is required by law, required by brokerage or professional obligations, or necessary for an ongoing business relationship or transaction.
For analytics, advertising, and website interaction data, we may retain information for up to 26 months unless a longer period is required or permitted by law or needed for security, fraud prevention, business records, or compliance purposes.
For saved search listing alerts, we retain your subscription, saved search criteria, and consent records for as long as your alert is active and for a reasonable period afterward to document consent and unsubscribe requests. Email delivery and engagement events (such as delivered, bounced, opened, or clicked) are retained on a rolling basis for operational and deliverability purposes and are cleared or aggregated over time.
12. Security
We use reasonable technical, administrative, and organizational safeguards designed to protect personal information. These may include secure platforms, password-protected accounts, limited access, HTTPS website security, and trusted service providers.
However, no method of transmission over the Internet or electronic storage is completely secure. We cannot guarantee absolute security.

Our website and services are not intended for children under 18 years of age. We do not knowingly collect personal information from children under 18. If we learn that we have collected personal information from a child under 18, we will take reasonable steps to delete it.
