2. What Are Cookies and Browser Storage?

Cookies are small data files placed on your computer or mobile device when you visit a website. Local storage and session storage are similar: they let a website keep small pieces of data in your browser. Local storage stays until it is cleared; session storage is cleared when you close the tab.

Cookies set by the website owner are called first-party cookies. Cookies set by other companies are called third-party cookies. They enable features such as advertising, analytics, and embedded services.

3. Why Do We Use Them?

Some of these technologies are needed for the Website to work, for example to keep your place in Explore or to protect the Website from abuse. Others help us understand how visitors use the Website, measure our advertising, and fix problems.

4. How Can I Control Cookies?

We do not currently show a cookie banner or a cookie preference center. You can block or delete cookies and clear local storage and session storage in your browser settings at any time. Those settings apply across the Website, including Explore. Your device location is used only if you allow it in your browser.

6. Analytics

These help us understand how visitors use the Website, measure performance, and fix problems. We use our own first-party analytics, Microsoft Clarity (session recordings and heatmaps), and Google Analytics.

7. Advertising

We currently use Google Ads to measure advertising effectiveness and understand which ads lead to visits, Explore usage, calls, or form submissions. We also keep the Google Click ID and UTM tags from the link that brought you, so we can connect an inquiry with the ad or page it came from.

8. Google Consent Mode

Our Google tags start in Google's “consent mode” with analytics and advertising storage turned off by default. In that mode Google receives measurement data without setting its analytics cookies, but Google Ads may still keep a click identifier (the _gcl_au cookie and the _gcl_ls storage entry above) so we can tell which ad brought you to us.

9. Emails and Other Technologies

Our emails are sent through Resend, which may measure whether an email was opened and which links were clicked. Links in our emails contain a code that identifies your subscription, so when you open them our Website can recognize your browser. Some emails load a font from Google Fonts, which lets Google receive your IP address when the email is displayed. This measurement is approximate: some email apps and providers block, pre-load, or proxy images and links. You can turn off remote images in your email app. Listing alert emails, “watch this home” updates, and rental reminders include a one-click unsubscribe link. Virtual tours and videos open in players run by other companies (for example Matterport, Kuula, or YouTube) only when you open them, and those companies may set their own cookies.

10. Targeted Advertising

Google and its partners may use cookies and similar technologies to deliver and measure advertisements based on browsing activity and interactions with our Website, including Explore.
