Torrance is the South Bay city families pick when they want the schools and the beach without Manhattan Beach prices. m. m. Joe Goodman, my broker, reads every contract.

Torrance is big, and the parts are not interchangeable. West Torrance, Walteria and Southwood are the postwar tracts people move to for Torrance Unified and a yard. The Hollywood Riviera is the hillside by Torrance Beach, with ocean views and a village shopping street that is actually in Redondo Beach. Old Torrance is the planned 1912 downtown with its historic homes and a farmers market a few blocks away. North Torrance is closer to the refinery and the freeways, and prices reflect that.

The questions I check: which Torrance Unified schools an address feeds, what a 1950s house needs in electrical, plumbing and foundation, how close the refinery and the flight paths are, and whether an added room was permitted. Torrance also has one of the largest Japanese-American communities in the country, which shows in the food, the markets and the neighborhoods buyers ask me about.

Selling in Torrance means competing with well-kept homes that all look similar in photos. We shoot video that shows the street and the yard, price to the tract and the school boundary, and get the permits and disclosures together early. Joe and I read every offer before we answer.

Both. The hillside homes are mostly in Torrance, and Riviera Village, the shopping street, is in Redondo Beach. The city line matters for schools and taxes, so I check the parcel for every home there.
The refinery sits in north Torrance. Homes near it trade at a discount and some buyers avoid the area entirely. I show you the distance on the map for every home and let you decide with the facts.
Good bones, small kitchens and original systems unless someone updated them. Electrical panels, galvanized plumbing and additions without permits are the usual findings. I bring an inspector who knows these tracts and we price the fixes before you commit.
