This is a place people buy for the views, the schools and the quiet, and it comes with questions most agents skip: which slopes move, what the homes association allows, and what an ocean-facing house costs to keep. I answer those first. Joe Goodman, my broker, reads every contract.

The Peninsula is four cities, and buyers usually mean two of them. Palos Verdes Estates is the 1920s planned city: Malaga Cove with its plaza, Lunada Bay on the bluffs, Montemalaga up the hill, with a homes association and an art jury that reviews exterior changes. Rancho Palos Verdes is larger and newer, from Miraleste on the harbor side to Point Vicente by the lighthouse, with bigger lots and a wider price range.

Land movement is the question to ask on every RPV showing. The Portuguese Bend area has an active landslide zone that has damaged homes and roads, and the affected boundaries are public. Most of the Peninsula is stable, but I check the geology maps and the city's disclosures for every property, and I'll tell you plainly when to walk away.
Buyers come for Palos Verdes Peninsula Unified and for the ocean, and they stay for the quiet. Sellers here have homes that photograph well and buyers who take their time. We shoot at the right hour for the view, price against the same slope and view line, and prepare the geology and association paperwork before the first showing so nothing surprises anyone at escrow.

PVE is older, fully planned, with a homes association that reviews exterior changes and keeps a lot of land as parks. RPV is bigger and more varied, with newer tracts and ranch-style lots. Both feed the same school district. The right one depends on whether you want the old-plan look or more room.
