The county is a set of very different cities: Irvine for schools and new construction, Newport Beach and Huntington Beach for the coast, Costa Mesa and Tustin for value close to everything. I help you pick the city first, then the neighborhood, then the house. Joe Goodman, my broker, reads every contract before you sign.

Families from abroad usually start with Irvine, and it usually fits: planned villages, Irvine Unified schools, a large international community and a lot of newer homes. The catch is the tax bill, where many newer villages carry a Mello-Roos line on top of the HOA. Newport Beach and Huntington Beach are the coast, from island cottages and harbor docks to gated hillside communities, with coastal and flood rules that I check for every home.

Between the coast and Irvine sit the cities buyers overlook: Costa Mesa, Tustin, Fountain Valley and Lake Forest often give you a bigger house for the same money, ten minutes from the same beaches and schools. I show them next to the famous names so you decide with your eyes, not with a brand.

The deal works the same in every OC city: pre-approval done before we tour, the HOA and tax documents pulled before an offer, an inspector who knows the local housing stock, and Joe on every counter. If you are moving from another state or another country, we do the first tours by video and the last ones in person.

Irvine is the usual answer, and for many families the right one: Irvine Unified and planned villages with parks in walking distance. Tustin, Huntington Beach and parts of Newport Beach also feed well-regarded schools at different price points. I confirm the exact school assignment for any home you consider.
A special property tax on many newer tracts, most often in Irvine and other master-planned areas, that pays for schools, roads and parks. It adds a real monthly amount and has an end year that differs by tract. I pull the tax bill for every home so the monthly number you see is the whole number.
A lot, and it depends on the street. A condo a few blocks from the sand in Huntington Beach can cost less than a house in Irvine; a bluff-top house in Newport costs several times more. I'll show you the same monthly budget in two or three cities so the trade-off is concrete.
