What I know about Los Angeles

A condo in West Hollywood, a house in Sherman Oaks and a bungalow in Silver Lake have different buyers, different rules and different risks. I tell you which neighborhoods fit the budget before we drive anywhere. Joe Goodman, my broker, reads every contract before you sign.

Buyers moving from abroad usually start with the Westside and the Valley, and that's where a lot of Russian-speaking LA already lives: West Hollywood and the streets around it, Studio City and Sherman Oaks over the hill, Santa Monica and Playa Vista by the water. The Westside costs more per square foot and gives you the ocean air. The Valley gives you the house, the yard and the garage for the same money.

What I check for every LA home: the school assignment inside a district as large as LAUSD, whether a hillside street sits in a mapped fire zone, what an older building's HOA has in reserves, and how the commute actually looks at 8 a.m. rather than on the map. Rent-controlled buildings and short-term rental rules matter if you plan to rent the place out later, so I read the city rules for the specific address.

LA sellers compete with thousands of listings, so the first photos and the first weekend decide the price. We shoot video that shows the street and the light, price against the same neighborhood and home type, and Joe and I read every offer together before we respond. If you are selling in one part of LA to buy in another, I run both sides so the timing works.

Questions I get about Los Angeles

West Hollywood and the surrounding streets have the longest history, and the Valley, especially Studio City, Sherman Oaks and Encino, is where families go for a house with a yard. Santa Monica and the Westside draw buyers who want the ocean and don't mind the price. I show two or three areas in one day so you can feel the difference.

At the same monthly number a condo puts you closer to the center and a house puts you in the Valley or further east. Condos add HOA dues and shared-wall rules; houses add roof, plumbing and yard costs. I show both at the same total monthly cost, including the HOA, so the comparison is honest.

Some hillside streets sit in mapped fire zones, and insurance there costs more or is harder to get. Older hillside homes can also have foundation and drainage questions. I check the fire-zone map and get an insurance quote before you write an offer, not after.

Yes, and often in Russian. I walk through homes on a live video call and say what I see, we go through every document in your language, and you decide before you fly in. I moved here from abroad myself, so the questions are familiar.

Yes. I'm based in Long Beach and work across LA County and Orange County: Irvine, Newport Beach, Huntington Beach, Palos Verdes and the South Bay. If your search crosses the county line, you keep the same agent.
