Glendale comes up in almost every conversation with a Russian-speaking or Armenian-speaking family, and for good reason: its own school district, real neighborhoods on the hills, and a downtown that works. I show you the hillside streets and the flats side by side and tell you what each one costs beyond the mortgage. Joe Goodman, my broker, reads every contract.

Glendale splits into the hills and the flats. Rossmoyne, Adams Hill, Verdugo Woodlands, Glenoaks Canyon and Chevy Chase Canyon climb into the Verdugo and San Rafael hills, with 1920s to 1960s homes, views and winding streets. The flats south of the 134 are denser: condos, duplexes and older houses closer to Brand Boulevard, the Americana and the shops. Montrose and the Crescenta Valley to the north feel like a separate small town.

The questions I check for every Glendale home: which Glendale Unified schools the address feeds, whether a hillside parcel sits in a mapped fire hazard zone and what that does to insurance, whether an addition was permitted, and how the 134, the 2 and the 5 sound from the yard. Many buyers here want space for parents or grown children under one roof, so I look at layouts with that in mind.
Sellers in Glendale have buyers who know the neighborhoods by name and compare homes street by street. We shoot video that shows the view or the yard, price against the same hillside or the same flats block, and prepare permits and disclosures early. Joe and I read every offer before we answer.

It depends on whether you want a hill or a flat street. Rossmoyne, Verdugo Woodlands and Montrose are the classic family picks with older homes, yards and quiet streets. The flats near downtown give you more home for the money and a shorter walk to everything. I show both in one afternoon.
Views, privacy and character, plus three things to check: the fire hazard zone map and the insurance quote, the condition of retaining walls and drainage, and the parking on a narrow street. I bring an inspector who knows hillside houses and we budget the first two years before you decide.
Glendale Unified runs its own district, and for many families it is the reason they choose the city over the neighborhoods next door. Which school an address feeds depends on the street, so I confirm the assignment for each home before an offer.
