Irvine is where most of my relocating families end up, and it's a city you buy village by village, not by ZIP code. I'll walk you through the villages, the schools each one feeds, and the two lines on the tax bill people miss. Joe Goodman, my broker, reads every contract before you sign.

Irvine was planned as villages, and each one has its own age, HOA and feel. Woodbridge has its two lakes and 1970s to 80s homes with mature trees. Turtle Rock is hillside and quiet. Northwood and University Park are the established family villages. Quail Hill, Portola Springs and the Great Park neighborhoods are the newer construction, with modern floor plans and, usually, a Mello-Roos line on the tax bill.

That tax line is the first thing I explain. Mello-Roos is a special tax on many newer Irvine villages that funds schools, roads and parks. It can add a real monthly amount on top of the HOA, and it has an end date that differs by tract. I pull the tax bill and the HOA budget for every home before we tour it, so the monthly number you see is the real one.

Buyers here care about schools, and Irvine Unified is a big reason people move in. I don't recite rankings; I tell you which schools a specific address feeds and what the walk or drive looks like. Sellers care about presentation, because Irvine buyers compare dozens of similar floor plans. We stage, we shoot video, and we price against the same village, not the whole city.

It's a special property tax tied to certain newer tracts to pay for public facilities. Many homes in the newer villages have it; most of the older villages don't. The amount and the end year are on the county tax bill. I check it for every home you're considering and show you the full monthly cost, not the mortgage alone.
Irvine Unified serves nearly all of the city and buyers rate its schools highly across villages. Which specific schools a house feeds depends on the address, and boundaries can shift. I confirm the current assignment for each home before an offer, and I'll tell you honestly if a house you love sits on a boundary line.
Irvine has a lot of well-run condo and townhome communities with pools and parks included, and they're often the way in below the detached-home price. The trade-off is the HOA and the shared walls. I'll show you both at the same monthly number so you can compare what you actually get.
