Long Beach is really a dozen towns under one name. Belmont Shore and Naples sell a beach lifestyle with small lots and big prices. Bluff Park and Belmont Heights are older homes on wide streets, many of them protected as historic districts, which limits what you can change outside. Bixby Knolls and California Heights are the 1920s to 1950s houses families move to for a yard and a garage. Downtown is condos, a lot of them, at every age and price.

The questions I get most: how close is the airport flight path, is the building on a soil or seismic list, what does the HOA actually cover, and can I add a unit in the back. I answer with the documents, not with a feeling. Long Beach Unified runs the schools here, and which school a house feeds matters to buyers even without kids, because it matters at resale.

Selling here is about the photos and the first ten days. Beach-adjacent homes draw buyers from all over LA and Orange County, so we shoot video, price to the block and not to the city average, and read every offer with Joe before we answer. Most of my sellers get more than one offer when the price is right from day one.

It depends on the budget and the commute. Bixby Knolls, California Heights and Los Cerritos have yards, garages and quiet streets at prices below the coast. Belmont Heights and Park Estates cost more and sit close to the beach and the schools families ask about. I'll show you two or three and you'll feel the difference in an afternoon.
Yes, with homework. Downtown and Alamitos Beach have hundreds of condos and the price per square foot is often the lowest near the water in LA County. The homework is the HOA: reserves, upcoming assessments, the building's insurance and any litigation. I pull those documents before you write an offer, not after.
In a historic district the city reviews exterior changes, from windows to fences. Inside you can do what you want. Buyers who love the look accept the rules; buyers planning a big remodel should know before they fall for a house. I check the district map for every showing.
All the time. I moved here myself, so I know the sequence: the money trail, the loan or cash proof, the video tours, the documents in a second language. We do showings over video, go through every page together, and you can decide before you buy a plane ticket.
