The village built around two lakes
Woodbridge is the village that most defines Irvine's master-planned ideal: a self-contained community built around two man-made lakes, North Lake and South Lake, each with its own beach lagoon, docks, and clubhouse. Developed by the Irvine Company from the mid-1970s, it packs an unusual density of shared amenities, two lakes, two beach clubs, and dozens of neighborhood pools and tennis courts, into a walkable grid of parks and greenbelts in the geographic center of the city. Homes range from lakefront single-family houses to condos and townhomes, all sharing the association's lakes and clubs. For families it is Irvine's benchmark: central, green, endlessly amenitized, and served by top schools, which is exactly why it stays one of the city's most in-demand and most-searched addresses.

The water that organizes the whole village.
Woodbridge's twin lakes each anchor a half of the village. North Lake, the larger, carries the landmark lakefront pavilion and sits beside the Village Center shopping; South Lake centers on its fountain and its own lakefront homes. Each lake has a private beach club, a sand lagoon with swimming, docks, and a clubhouse, reserved for association residents and their guests.
The lakes set the rhythm of life here. Summer means the beach lagoons and lake swim; the rest of the year, the lakeside loops are the village's default walk, run, and stroller route. Small non-motorized boats, paddling, and fishing round out the water calendar, and the lakefront becomes the natural gathering place for the community's events.
Living on the water is the top of the local market: homes directly on North or South Lake command a clear premium over the interior streets. But because every association home shares full access to both lakes and both beach clubs, the lake lifestyle is not reserved for lakefront owners, a condo buyer three blocks inland swims at the same lagoon.
- North Lake and South Lake each have a private beach lagoon and clubhouse
- Every association home shares access to both lakes and both beach clubs
- Lakefront houses are the premium; the lifestyle is shared village-wide

Questions & answers
Woodbridge is one of Irvine's most popular and iconic villages. Built around two man-made lakes with private beach lagoons, dozens of neighborhood pools and tennis courts, and a walkable web of parks and greenbelts, it delivers the city's master-planned family ideal in the geographic center of Irvine, with top schools and easy access to the whole region. Its main considerations are that it is an established mid-1970s-80s village and that its amenities are funded by association dues, which buyers should factor into the cost.
