A headland neighborhood, not a beach strip
Point Dume is a residential promontory in central Malibu, roughly between Paradise Cove to the east and Zuma Beach to the west, built on flat marine terraces above the ocean. It is quieter and more spread out than the beachfront strips along Pacific Coast Highway: lots are large, many streets have no sidewalks, horses are still kept on some parcels, and a state nature preserve occupies the headland at the southern tip. Buyers come for space, privacy, and ocean views rather than walkability. The two things that decide most Point Dume purchases in 2026 are not the view but insurance and fire history: the 2018 Woolsey Fire burned hundreds of Malibu homes, rebuilding has been slow, and many properties now rely on the California FAIR Plan at costs that materially change the monthly carrying number.

The classic Point Dume house is a single-story home on a wide, flat lot, oriented for light and view rather than for street presence. Compared with the beachfront strips, you are buying land: room for a pool, a guest house, a barn, or simply distance from your neighbors.
Much of the housing stock is newer than the neighborhood is. Point Dume began as modest homesteads, and by 2007 many of those simple houses had already been torn down and replaced with large walled homes on the same lots. The 2018 Woolsey Fire accelerated that turnover again in the burn areas, so a street can hold a 1960s ranch, a careful restoration, and a brand-new house side by side.
For buyers this means condition and permit history vary enormously within one block, and the age on the listing may describe the original structure rather than what is standing. Ask what was rebuilt, when, under which permits, and whether the work was finaled. On Point Dume that paperwork moves value more than square footage does.
