Great Park Neighborhoods, in short.

The Great Park Neighborhoods are eight districts FivePoint has built since 2013 on about 2,100 acres of the former Marine Corps Air Station El Toro, around the Orange County Great Park. The base operated from 1943 to 1999, and in 2002 county voters chose a park over an airport. The districts run from Pavilion Park to Luna Park, and Irvine Unified built three K-8 schools and Portola High inside them. The park has more than 500 acres open, and in September 2026 The Canopy, a 12-acre retail center, opened its first tenant. Homes are new condos, townhomes, and houses with association dues plus the CFD 2013-3 special tax. As of September 2026, listings asked about $700,000 to $4.2 million.

Irvine's newest villages on the old air base

Eight districts since 2013 around the Orange County Great Park.

The Great Park Neighborhoods sit on the former Marine Corps Air Station El Toro, the 4,682-acre base commissioned in March 1943 and closed on July 2, 1999. Before the Marines it was farmland, by the city's account the largest lima bean field in North America. After the base closed, the county planned a commercial airport there. Orange County voters ended that on March 5, 2002, passing Measure W with 57.8 percent to make the land a park instead.

Irvine annexed the base in late 2003, adding 7.3 square miles to the city. In February 2005 a Lennar-led group, Heritage Fields, won the federal auction with a bid of about $650 million. The Great Park Balloon went up on July 14, 2007 as the park's first attraction. FivePoint, the developer that grew out of that purchase, opened the first neighborhood, Pavilion Park, in September 2013 with 726 homes from eight builders.

Since then the district has grown to eight neighborhoods on about 2,100 acres, with up to 10,500 homesites planned and more than 8,000 sold by May 2024. They are Pavilion Park, Beacon Park, Parasol Park, Cadence Park, Novel Park, Rise Park, Solis Park, and Luna Park. Each has its own park and pool, and all share the Great Park next door. It's still selling: builders sold 56 new homes here in the second quarter of 2026, and FivePoint's Great Park venture sold 17.7 acres for a senior-living community that quarter. Every home comes with association documents and a CFD disclosure, and you'll want to read both before an offer.

New homes built since 2013

Townhomes to detached houses, every one with an association and a CFD.

Every home here is recent, from Pavilion Park's 2013 openings to Luna Park, where builders were still selling new homes in 2026. The mix runs from stacked condos and townhomes to detached houses on compact lots, sold by national builders in themed collections. Pavilion Park opened in an American Heritage style, arranged around a roughly five-acre park with pools, a playground, and sport courts.

Ownership carries two layers of monthly cost beyond the mortgage. The Great Park Neighborhoods Community Association, managed by FirstService Residential, runs the recreation pools, spas, wading pools, trails, greenhouses, and gardens, and most districts add a sub-association on top. Then there's the special tax.

Community Facilities District 2013-3 was formed in 2013 by the City of Irvine and Heritage Fields El Toro. It pays for the backbone streets, utilities, storm drains, parks, and trails, plus Great Park development and maintenance. The charge can rise up to 2 percent a year. The city says the bonds typically take 40 years to repay, after which the charge drops by roughly 65 to 82 percent while the rest continues in perpetuity for maintenance. Read the CFD disclosure for the exact parcel before making an offer. Because they pay into the CFD, residents of the eight districts get priority access and discounts at park facilities, such as the $350 Great Park Passport with deals on Orange County SC matches, Great Park Live concerts, and Wild Rivers.

The park the neighborhoods are named for

More than 500 acres built so far, with 300 more underway.

The Orange County Great Park is the amenity. The city reports more than 500 acres open and about 300 more in the next phase, on the way to about 1,300 acres. Under its agreement with FivePoint, the developer built 688 acres of park in exchange for entitlements for 4,606 additional homes, with construction starting in October 2014.

The sports complex opened its first 53 acres in 2017 and grew to 175 acres by September 2018. Championship Soccer Stadium, 5,500 seats and home of Orange County SC, opened on August 5, 2017. Great Park Ice & FivePoint Arena added four ice sheets in December 2018. Wild Rivers reopened as a water park here on July 10, 2022, and Great Park Live, a temporary 5,000-capacity amphitheater, opened on June 14, 2024.

The Palm Court Arts Complex keeps the base's memory: the Great Park Gallery, a studio, and Hangar 244 with displays on the site's farm and military history, under 54 Canary Island date palms. The next phase is under way in 2026. Grading is done for 22 acres of lakes at the Heart of the Park, the city has started the Heart Loop road around them, a permanent amphitheater is in development, and the Flying Leatherneck Aviation Museum broke ground in October 2025 with an opening planned for spring 2027. Inside the neighborhoods, each district has its own park, from Pavilion Park's pools and courts to the parks beside the Beacon Park, Cadence Park, and Solis Park schools.

Schools and shopping near the Great Park

Three K-8 campuses and a high school inside the district.

Schools are the district's strongest card. Irvine Unified opened Beacon Park School (K-8) and Portola High in 2016, Cadence Park School (K-8) in 2018, and Solis Park School (K-8) in 2022, all inside the neighborhoods. Portola High, on 42 acres at 1001 Cadence, enrolled 2,503 students in 2023-24. Boundaries shift as new districts open, so look up the exact address before you count on a campus.

Daily errands mostly run to Woodbury Town Center at Irvine Boulevard and Sand Canyon, with Ralphs, Trader Joe's, and a strip of restaurants. That's changing. The Canopy, a 12-acre retail and dining center with more than 90,000 square feet, including a World War II hangar being converted for shops, opened its first tenant, In-N-Out, on September 4, 2026; the city expects the first phase to open in late 2026 and the rest by mid-2027. Inside the district, CUP by Blue Hummingbird pours coffee in Novel Park. The Irvine Spectrum Center is about two and a half miles south, and the Irvine Metrolink station on Barranca Parkway about two miles south.

Commuting means the 5 and the 133 toll road on the district's west side, with Irvine Boulevard and Sand Canyon Avenue across it. Two more things for your file. The base left a plume of the solvent TCE in the groundwater. The Irvine Ranch Water District has run a treatment project since January 2007 that is expected to take about 40 years, and no drinking-water wells sit in the plume. FEMA maps the sampled streets as Zone X, minimal flood hazard.

How the Great Park market works

Builders set the price, and the CFD tax can move your payment more than a small discount.

The Great Park Neighborhoods price as new construction: builders set the opening numbers in each release, and resales trade against them. As of September 25, 2026, active listings ran from about $700,000 for a condo to about $4.2 million for a detached house, and most showed association dues of about $240 a month. Condos and townhomes are the way in, and the newest district sets the top of the range while its models are open.

The carrying cost is what's different here. You're comparing list price plus association dues plus the CFD 2013-3 special tax, and that last one can move the payment more than a small price cut. Resales also compete with builder inventory a few streets over, which keeps sellers honest on price and condition.

Read the CFD and association disclosures early, and confirm the school assignment. With Great Park clients I put the CFD line from the tax bill next to the mortgage payment before we compare any two homes.
