Where to live in Glendale. The short answer.

The best Glendale neighborhood depends on what you want: Verdugo Woodlands for sizable, tree-shaded lots and an elementary school inside the canyon, Montrose for walking to Honolulu Avenue's shops and Sunday market, Rossmoyne for 1920s Period Revival houses about a mile from Brand Boulevard, and Adams Hill for a hillside house at the lowest prices of the four. As of September 2026, houses asked about $900,000 to $1.8 million in Adams Hill and about $1.5 million to $3.5 million in Rossmoyne. The main drawback is fire risk: all four have blocks in CAL FIRE's Very High zone on the 2025 map, and Verdugo Woodlands is Very High throughout.

Verdugo Woodlands

Best for families

The canyon has its own Glendale Unified elementary school on North Verdugo Road, the 38-acre Verdugo Park at the bottom, and houses on sizable lots under oaks and sycamores. Most houses asked about $1.65 million to $2.3 million as of September 2026, and the whole canyon is in CAL FIRE's Very High fire zone.

Montrose

Most walkable

The Montrose Shopping Park has nearly 200 businesses, a Sunday farmers market and a branch library along three blocks of Honolulu Avenue. The lots around it are flat and modest, and the Glendale city line runs along the backs of the north-side shops, so check whether an address is in the city or the county.

Rossmoyne

Best for architecture

Rossmoyne's 503 Spanish, Tudor and French Revival houses, built from 1923 to 1950, make up Glendale's largest historic district, designated in 2012. Exterior work goes to the Historic Preservation Commission for review, and most blocks are in the Very High fire zone.

Adams Hill

Lowest prices

As of late September 2026, the six houses listed in Adams Hill asked about $900,000 to $1.8 million, the lowest range of the four. The few Montrose houses listed near the village were close behind at about $950,000 to $2.1 million. Expect steep, narrow streets, freeway noise on the east-facing slopes and Very High fire rules on most of the hill.

Best for a downtown LA commute

Adams Square is about 7.7 miles by road from Los Angeles City Hall, compared with about 10 from Rossmoyne, 10.6 from Verdugo Woodlands and 13 from Montrose. The 2 (the Glendale Freeway) runs at the foot of the hill, with the 5 to the west and the 134 to the north.

Montrose

Best for a JPL commute

From the Montrose Shopping Park it's about 4 miles by road to NASA's Jet Propulsion Laboratory, compared with about 6 from Verdugo Woodlands. The 210 runs along the north side of the valley, with exits at Ocean View Boulevard and at Pennsylvania and La Crescenta avenues.

Questions & answers

Verdugo Woodlands, for most families who are comfortable with the fire rules. The canyon has its own Glendale Unified elementary school, Verdugo Woodlands Elementary on North Verdugo Road, plus the 38-acre Verdugo Park and sizable lots under mature oaks and sycamores. Montrose is the pick if you'd rather walk to shops and the Sunday market, and its streets feed Fremont Elementary, Rosemont Middle and Crescenta Valley High. All of Verdugo Woodlands is in the Very High zone on CAL FIRE's 2025 map, and so are parts of Montrose, so check the parcel.
