Montemalaga is the upper-slope neighborhood of Palos Verdes Estates, the band of hillside streets rising from Palos Verdes Drive North toward the crest of the Peninsula. It is quieter and more purely residential than Malaga Cove below it and less coastal than Lunada Bay to the west: long curving streets and cul-de-sacs of 1950s and 1960s homes on some of the largest lots in the city, with its own elementary school at the center. What the neighborhood sells is the panorama. From its elevation the whole arc of Santa Monica Bay spreads out below, the night view locals call the Queen's Necklace, running from the South Bay beaches to Malibu with the city lights beyond. Buyers trade walkability for view, lot size, and hillside calm.

The typical Montemalaga home is a 1950s or 1960s ranch: single-story, wide to the street, set on a lot generous even by Peninsula standards. Many remain lovingly original, and many more have been opened up, wall by wall, toward the panorama their builders undersold.
Price here tracks the view tier more than the floor plan. Homes on the upper rims that hold the full, unobstructed bay arc command the neighborhood's premium; mid-slope streets with partial or framed views follow; and homes oriented into the hill trade closer to the city's entry point while sharing the same lots, schools, and quiet.
The visible trend is the rebuild. As original homes trade, buyers increasingly replace or substantially expand them into two-story homes designed around the view, always through Palos Verdes Estates design review. That process protects the hillside's coherence, and it also means view expectations need verifying: what you can build, and what a downhill neighbor could someday build into your sightline, are questions to answer before the offer, not after.
