4 neighborhoods we show in person, and the one we'd pick for each kind of buyer.

The best Rancho Palos Verdes neighborhood depends on what you want: Miraleste for Peninsula schools, a harbor view and the easiest commute on the hill; Point Vicente for Golden Cove shopping next to the lighthouse bluff, with nearly every home outside CAL FIRE's fire zones; Seaview for Catalina-view streets and free public access to the coast, at lower prices than the west side; and Portuguese Bend only if you want rural land and have read up on the geology first. The main risk is the Portuguese Bend landslide, which was still moving just under an inch a week in August 2026. New homes and additions are banned inside it, including on seven Seaview lots added in 2025.
Miraleste Intermediate is inside the neighborhood, most homes are 1950s to 1970s family houses on generous lots under the pines, and the east slope is several miles from the Portuguese Bend landslide. Some Eastview addresses near Western Avenue have had a choice between PVPUSD and LAUSD, so check the exact address with the district.
Read the guide ›MiralesteThe Harbor Freeway on-ramps in San Pedro are right below the east slope, so heading north you skip the long drive over the hill that west-side residents make every day. The view is a working harbor rather than open ocean, which is part of why homes here cost less than on the ocean side.
Read the guide ›Point VicenteThe condo and townhome complexes near Golden Cove are the cheapest way into the neighborhood and popular with downsizers done with yard work; one two-bedroom condo was listed at $769,000 in September 2026. Trader Joe's, a pharmacy and a coffee shop are on the same clifftop corner, but any commute starts with the drive over the hill on Hawthorne.
Read the guide ›Point VicenteBy our parcel count, all but one of the 378 homes within our Point Vicente boundaries are outside the zones on CAL FIRE's 2025 map, which the city adopted without changes. Miraleste is next at about 87% outside, while nearly every Portuguese Bend home is in a Very High zone.
Read the guide ›Seaview & Ocean TrailsSeaview's late-1950s and 1960s streets point straight at Catalina, and as of September 2026 older tract houses there were listed at about $1.7 million to $2.8 million. Prices are lower because of the landslide paperwork: western Seaview lost power in 2024, and in 2025 seven lots were added to the city's landslide area, where new homes are banned.
Read the guide ›Portuguese BendHorses, the Portuguese Bend Riding Club, open hillside and the 424-acre Portuguese Bend Reserve make this the least suburban corner of the city. It sits on an active landslide, though: inside the mapped slide, purchases are usually all-cash, standard insurance policies exclude land movement, and additions have been banned since September 2025.

Miraleste, for most families. It has its own school, Miraleste Intermediate. The typical house is a 1950s to 1970s family home on a generous lot under the pines, and canyon trails run through the neighborhood. As of September 2026, nine houses were listed there, most asking $1.9 million to $3 million. If you'd rather face the ocean, look at the 1960s and 1970s view tracts upslope of Hawthorne in Point Vicente, where that neighborhood's long-time families live. All four neighborhoods are in the Palos Verdes Peninsula Unified School District, but confirm the assigned schools for the exact address.
