The best Santa Monica neighborhood depends on what you want: North of Montana (NOMA) for the biggest lots and a walk to Montana Avenue, Ocean Park for walking to the beach and Main Street, and Sunset Park for a 1930s or 1940s house and yard at a lower price than NOMA. On September 25, 2026, NOMA houses were asking about $3.9 million to $69 million, Sunset Park houses about $2.0 million to $4.0 million, and Ocean Park condos about $613,000 to $2.4 million. Each has a catch: a state fault zone and fire zones in parts of NOMA, tight parking in Ocean Park, and Santa Monica Airport next to Sunset Park until its planned closure at the end of 2028.
About 65% of households own their home, most houses sit on lots of 7,500 to 9,500 square feet, and the addresses I checked are zoned for Roosevelt or Franklin Elementary, then Lincoln Middle School and Samohi. It's also the most expensive of the three, with houses asking about $3.9 million to $69 million as of September 2026.
