Seacliff, in short.

Seacliff is the golf-course neighborhood of Huntington Beach, between Goldenwest Street, Garfield Avenue and the bluff above Pacific Coast Highway. It sits on the oil field that opened on May 24, 1920 with a well near Goldenwest and Clay. Most homes are late-1980s and 1990s tracts around the club, which opened in 1966 and now runs as The Huntington Club, and several enclaves are gated. As of September 2026, houses were listed from about $1.9 million to $5.9 million and townhomes from about $1.3 million. Methane rules apply to building on old oil lots, and the city is reviewing a plan for up to 800 homes and a hotel on the 92-acre oil parcel toward PCH.

The golf-course neighborhood on the old oil field

Planned tracts from the late 1980s and 1990s, wrapped around a golf course above the beach.

Seacliff is the wedge of Huntington Beach between Goldenwest Street, Garfield Avenue, and the bluff that drops to Pacific Coast Highway. The golf course sits in the middle, and the tracts wrap around it. Houses back onto the club, and the gated enclaves sit toward the bluff. The attached homes are out on the arterials. Huntington Seacliff Elementary sits on Garfield at the north edge, and Seacliff Village, the shopping center at Yorktown and Main, is a short drive east.

The ground under it was the Huntington Beach oil field. The well that opened the field, Huntington A-1, came in on May 24, 1920 near Goldenwest and Clay, and Discovery Well Park on Summit Drive keeps the name. The city's Holly-Seacliff Specific Plan, adopted on April 20, 1992, converted 565 acres of that field into residential neighborhoods, a commercial corner, and parks. Most of the tracts around the club came out of that plan.

The oil history shows up in the paperwork. Building on former oil lots falls under the Fire Department's methane rules. The 92-acre oil parcel between the tracts and PCH still holds oil and gas production equipment, and on August 20, 2026 the city released a draft environmental impact report for up to 800 homes and a hotel there. If you buy on the south side, read that plan before you decide what the view will look like in ten years.

Late-1980s and 1990s tracts around the course

The 1992 plan decided which street got what.

The Holly-Seacliff plan set the pattern. It put low-density homes, four to seven units an acre, in the western and central areas and 'abutting the private Seacliff Golf Course'. Lots near the bluff were oriented to the linear park and coastal views. Medium and medium-high density went along Garfield Avenue near the commercial corners. The later tracts were built out under a 1990 development agreement between the city, Pacific Coast Homes, and Garfield Partners, and the developer PLC describes its Seacliff community as 429 acres with 1,800 new homes. Some tracts came earlier. Year-built dates on the homes for sale in September 2026 ran mostly from 1985 to 2002, so several streets by the course went up in the late 1980s.

On the ground that means detached houses on the course-side streets and townhomes and condos toward Garfield and Goldenwest. The gated enclaves include Ocean Colony and Surfcrest west of Seapoint Street and the streets off Peninsula Lane and Turnberry Circle. Housing also fills the strip south of Palm Avenue between the club and the oil parcel. Most homes carry association dues: the houses listed in September 2026 showed about $285 to $711 a month, and the gated tracts carry their own.

Building here comes with paperwork. The specific plan requires a report on any active, idle, or abandoned wells, contaminated soil, and methane before a building permit. It notes the methane zone 'can include areas that do not contain oil wells'. Today that runs through the Fire Department's City Specification 429, which requires methane mitigation for any building within 100 feet of an active or abandoned well. On top of that, the Seacliff and Holly-Seacliff plans are certified parts of the city's Local Coastal Program, so additions on some lots need a coastal development permit.

The course and the land around it

What surrounds the tracts, and what is still changing.

The club sits in the middle of everything. It opened in 1966 as Seacliff Country Club, an 18-hole, par-72 private course of 6,935 yards from the back tees. It now operates as The Huntington Club at 6501 Palm Avenue. Homes back onto its fairways on several sides, and the low-density zoning around it is written into the specific plan.

West of Seapoint Street the land drops toward the ocean. Harriett M. Wieder Regional Park covers 4 developed acres with a playground and viewpoint plus about 30 acres of native habitat along a seasonal creek. The Holly-Seacliff plan calls for a continuous open-space corridor along the bluffs between Talbert Avenue and PCH. Below it are Huntington Dog Beach and the Bolsa Chica Ecological Reserve, where a $110 million wetland restoration finished in 2006.

One piece is still oil. The 92-acre parcel between Palm Avenue, Goldenwest, Seapoint, and PCH holds working oil and gas infrastructure. The city opened environmental review in February 2026 and released the draft EIR on August 20, 2026, with comments due October 5. The plan would remove the oil equipment and allow up to 800 homes, up to 350 hotel rooms, and 22.8 acres of parks. It still needs a council vote and a Local Coastal Program amendment certified by the Coastal Commission. For owners nearby that means years of construction and a new neighborhood between them and the beach.

Everyday life in Seacliff

The elementary school is on Garfield, and the pier is two miles south.

Schools are the Huntington Beach City School District, a K-8 district. Huntington Seacliff Elementary opened on September 7, 1999 at 6701 Garfield Avenue, a K-5 school with about 460 students, and it sits at the neighborhood's north edge. Dwyer Middle School is on Palm Avenue toward downtown. High school is Huntington Beach High School on Main Street, founded in 1906, in the Huntington Beach Union High School District.

Errands run east and north. Seacliff Village at Yorktown and Main covers groceries and restaurants, and the coffee counter at Goldenwest and Garfield is the morning stop. Central Park, nearly 350 acres opened in 1974, is a short drive up Goldenwest. It holds the Neutra-designed Central Library, the equestrian center, and the lake cafe. The pier and Main Street are about two miles south.

Commutes start at Goldenwest. The 405 is about five miles north, and John Wayne Airport is roughly eleven miles and half an hour in light traffic. LAX is close to forty miles and an hour or more. Downtown Long Beach is about fifteen miles. Inside the neighborhood the streets are quiet, and weekends mostly happen at the club, Wieder Park, or Dog Beach below the bluff.

What sets prices in Seacliff

Fairway lots and gated streets ask the most.

As of late September 2026, the mapped area had 14 homes for sale: houses from about $1.9 million to $5.9 million, and townhomes and condos from about $1.3 million to $2.35 million. Homes backing onto the fairways, the gated enclaves toward the bluff, and the ocean-view lots the specific plan oriented toward the coast sit at the top. Interior detached homes form the core, and townhomes and condos along Garfield and Goldenwest are the entry point.

Most tracts went up between the mid-1980s and the early 2000s, so the housing is consistent and the inventory is small. Underwrite the full carrying cost: price plus association dues, plus gate dues where they apply. If you plan to rent it out, Seacliff is outside Sunset Beach, so the city only permits hosted short-term rentals here (owner on site); plan on leases longer than 30 nights. Price in the oil-parcel plan as a construction nuisance or a future amenity, depending on the street.
